The Studhome service is published by SAS COLONIES, share capital €3,256.89, registered with the Paris Trade and Companies Register under number 824 567 721, registered office: 21 rue de Bruxelles, 75009 Paris — France, intra-EU VAT FR57824567721 (“Colonies”). Any order placed on the site implies full acceptance of these Terms of Sale.
1. Purpose of the service
Studhome allows foreign students preparing a French student-visa application to obtain, against payment, a housing certificate (the “Certificate”) intended to evidence their accommodation conditions to consular authorities.
The Certificate is an official document issued and signed by Colonies under its real-estate corporate purpose. It mentions a real address of a home from the Colonies portfolio in the chosen study city, together with the related rental details.
2. No firm booking — exact scope of the Certificate
The client's attention is expressly drawn to the exact scope of the Certificate:
- the Certificate is neither a rental agreement (lease), nor a firm booking, nor a promise to rent, nor an option on any specific home;
- payment of the €199 price does not amount to a definitive reservation of any accommodation and confers no automatic right to housing — neither to the home whose address appears on the Certificate nor to any other Colonies home;
- the address shown on the Certificate corresponds to a real Colonies home on the date of issue; it is provided as supporting evidence for the visa file and does not reserve that home;
- after obtaining their visa, the client must contact Colonies to confirm their accommodation — the one on the Certificate or another if it is no longer available; failing this, no accommodation can be guaranteed;
- the actual allocation of a home remains subject to portfolio availability and to Colonies' housing eligibility criteria (including file completeness, guarantees and solvency); Colonies reserves the right to decline an application on these grounds;
- any actual rental will, where applicable, be the subject of a separate agreement (lease) entered into directly with Colonies, under the conditions in force on the booking date.
3. Price and payment
The Certificate costs €199 including all taxes. Payment is made online, in one instalment, by card or PayPal through a secure payment provider (Stripe). The order becomes final only upon actual receipt of payment.
4. Delivery
The Certificate is digital content generated and made available for download (PDF) immediately after payment confirmation. It bears a QR code allowing its authenticity to be verified, a unique reference, Colonies' signature and its date of issue.
5. Right of withdrawal
As the Certificate is digital content supplied immediately after payment, the client expressly requests immediate performance and acknowledges waiving their right of withdrawal upon delivery of the document, in accordance with Article L.221-28 of the French Consumer Code. The client nevertheless benefits from the refund guarantee described in Section 7.
6. Validity, amendment and integrity of the document
- the Certificate is valid for 45 days from its date of issue;
- any amendment is made online from the customer account and billed €30; the corrected certificate is issued immediately after payment, with a new QR code — the previous Certificate's QR code ceases to be valid;
- the Certificate is strictly personal: it may not be resold, transferred or altered by the client; any falsification exposes its author to prosecution;
- the Certificate is issued on the basis of the information provided by the client; if this information is inaccurate, the visa application may be refused by consular authorities without Colonies incurring any liability.
7. Money-back guarantee (reason 5)
If the client's visa application is refused for reason 5 only (incomplete evidence of the conditions of stay) after presentation of the Certificate, Colonies refunds 100% of the Certificate price, upon request made within 30 days of the Certificate purchase date and accompanied by the refusal notification. Details are set out in the Refund Policy.
Refusals based on any other ground (false documents, insufficient resources, public-order concerns, etc.) give no right to a refund, as such grounds are unrelated to accommodation conditions.
8. Booking discount coupon
If the client books a Colonies home during the validity period of the Certificate, they benefit from a €100 discount on the booking fees, by means of a personal code valid once and only for Colonies homes. This discount is a commercial benefit, not a right to a booking.
9. Client obligations
- provide accurate, complete and up-to-date information;
- use the Certificate solely for their French student-visa application;
- not reproduce, resell or alter the document.
10. Liability
Visa issuance is a decision of the consular authorities alone. Colonies does not guarantee any outcome regarding the visa and cannot be held liable for a refusal, subject to the guarantee in Section 7. Colonies is responsible for the conformity of the document it issues; its liability shall not exceed the price paid by the client.
11. Personal data
Personal-data processing related to the service is described in the Privacy Policy and the Cookie Policy.
12. Governing law and disputes
These Terms are governed by French law. In the event of a dispute, the client may use a consumer mediator free of charge. Failing amicable resolution, the French courts shall have jurisdiction, subject to protective consumer rules.
